Our process begins with a detailed, electronic application designed to gather all the information needed to make an informed decision. As a policy, we do not take an application fee unless we are actively considering an applicant, as we've found this encourages more potential tenants to apply. Falsified, inaccurate, or incomplete information on the application is immediate grounds for denial.
Once an application has been selected for further review, we run the application fee and order a credit, criminal, and eviction screening to verify that everything shared on the application is accurate. This thorough process helps us find tenants who will be a great fit for your property by confirming they meet our core criteria.
Key Requirements We Verify
- Rental History: We require 24 months of verifiable rental or mortgage history from a non-relative. We also look for positive recommendations from current and previous landlords and ensure there are no collections from housing providers.
- Income: We verify that the combined gross income of all applicants is at least three times the rent. Income sources must be verifiable through pay stubs, tax returns, or bank statements.
- Credit & Financials: We check for a good payment history and no active bankruptcies or evictions within the last five years.
- Criminal History: A 50-state criminal records report is run on every adult applicant. A conviction or plea for any felony or misdemeanor involving assault, drugs, theft, or property damage is grounds for denial.
